Theatre releases are very involved, and might well involve GW losing a hefty chunk of creative control, which would be far more of an issue.
Straight to DVD is a very wise choice for this sort of thing.

Theatre releases need different post-production, different encoding and a whole bunch of different distribution cost. It's unlikely that this movies will bring in enough revenue to cover those cost. I would assume that GW is rational enough that they would split the pie if it got bigger (and their piece got a net increase despite sharing). My guess is that this just isn't the case.

There are so many movie political issues that distibution of a film is a minefield. I have heard of distributers only sending one film if a cinema chain agrees to also take a second film from the same distributer, films sent with conditions of showing days and times, and all sorts of conditions.
This is a niche industry producing a movie that not even all of its customers will want to see. It simply wouldnt be marketable without some heavy backing, cross promotion (anyone seen a trailer in the cinema for it???) and a lot of effort. The end result simply doesnt justify that kind of effort, when results almost as good can simply be had by word of mouth and internal adverts.
I would imagine that this is a trial. If it does well (relatively) we may well see more, and an expanded franchise. If it doesnt, then GW havent spent a lot on the experiment.

The trailer looks pretty dire animation wise. It looks like I am watching a cut scene from a computer game - and not a cutting edge one at that.
